Two major residential developments valued at more than US$500 million are moving into vertical construction near Georgetown as United States (US)-based developer Coastal Rim Properties Inc (CRP) advances plans for more than 1200 homes across Ogle and Diamond. The projects, TAJ Dream Ogle and TAJ Diamond, represent CRP’s first ground-up communities in Guyana and are being developed in partnership with NBA Hall of Famer Hakeem Olajuwon. The projects are being led by principals Nicola and Giovanni Mola. According to the company, at TAJ Dream Ogle, a 1000-unit master-planned community, site preparation works are progressing, with road corridors about 70 per cent complete and surveyor layouts and elevations approximately 85 per cent finished, according to the company.
Drainage works have also advanced, with trenches along the northern and southern boundaries of the site fully backfilled. Construction crews have started installing the storm drainage system using large-diameter high-density polyethylene (HDPE) piping. The project’s two-storey site office and conference facility is substantially complete, while the steel structure for a storage and logistics building has been erected. Meanwhile, the company said construction has started on homes at TAJ Diamond, a 218-unit residential community located on Guyana’s East Coast Demerara (ECD). The company reported that first-floor steel columns and beams have been installed on the first 15 houses. Foundations and slabs are being poured, underground plumbing is being installed, and blockwork has started on several units. Both developments are using US-manufactured, climate-treated structural steel designed for Guyana’s coastal environment. CRP said safety briefings and engineering inspections are being conducted daily at both construction sites.
TAJ Dream Ogle is located in the Ogle corridor, within close proximity to Ogle International Airport, ExxonMobil Guyana’s headquarters, MovieTowne and Giftland Mall.
When completed, the development is expected to include more than 1000 condominium units, a retail town square and a five-star hotel with a hospitality training institute. The first residential buildings and the initial retail phase are expected to be completed in spring 2027, with additional phases to follow.
“Every week on site tells the same story. Momentum,” Nicola Mola said. “What began as a vision for a new standard of living in Guyana is now rising out of the ground. We built these communities to international standards because Guyanese families, and the diaspora who have invested their belief in this country, deserve nothing less.” Guyana has seen increased investment in construction and real estate since oil production began offshore in 2019, with developers targeting residential, commercial and hospitality projects around Georgetown and other urban areas.
CRP, which has operated for more than five decades, has developed more than 6000 residential units and over 1.5 million square feet of commercial space across the western US and Hawaii.
